Panic & Exit Hardware
The daycare wants the yard gate and the classroom door alarmed so a staff member hears the moment it opens, without turning either into something a child could be shut behind.
In plain words
A pair of doors is its own small project, and not every pair needs the same approach. Some rim-device pairs keep their mullion and latch each leaf independently with no set closing order. Where sequencing does matter, one leaf is chosen as the inactive leaf and closes first, guided by a coordinator so the active leaf's device can seat properly into the strike or into an astragal on the inactive leaf. Removing a centre mullion calls for a compatible replacement arrangement on each leaf, which can matter for wheelchair access or for moving equipment through.

Panic & Exit Hardware
How the visit goes

What the access-control side of the door needs
When a card reader, keypad or intercom is part of the plan, the assessment includes a conversation about the exit side of the same door: does the reader need a request-to-exit signal so the panel knows someone left rather than forced the door, and does the door need electric latch retraction so it can be released remotely without ever compromising the crossbar's push-to-exit function. These questions are answered before the device is ordered, because retrofitting an electrified function onto hardware chosen without it in mind rarely goes cleanly.
Handling a pair of doors
On a pair, a coordinator is fitted only where the hardware needs the leaves to close in a set order, letting the active leaf's device seat into the strike or into an astragal carried on the inactive leaf; many pairs latch independently and skip this step entirely. Where the plan calls for one wide exit instead of two narrow ones, the centre mullion is removed and vertical-rod devices are fitted to each leaf instead, arranged so both close and latch reliably. Either way, both leaves are tested together, not only on their own, before the visit is called finished.
Staff who understand the dogging key
Whoever holds the dogging key or keyed dogging cylinder now knows what it does and, just as importantly, when not to use it: a door in a fire separation keeps its active latch at all times, so dogging belongs on openings where that restriction does not apply. Staff who prop doors for deliveries or busy periods have a legitimate tool for that instead of wedging the door with whatever is nearest, and the building keeps control over who can use it.

What affects the quote
Electrified functions added
A request-to-exit switch or electric latch retraction adds wiring, a power source and coordination with the building's other systems, while a standalone alarm module can run on its own battery; each is priced alongside the mechanical installation itself.
Outside trim selected
A plain pull is the simplest outside trim. A lever with a key cylinder, or a trim matched to other hardware finishes in the building, involves more parts and more fitting time.
Single door or a pair
A pair of doors that needs ordered closing calls for a coordinator or an astragal, and one being converted into a single wide exit needs a mullion removed and replaced with vertical-rod devices on each leaf, both of which add work beyond a single-door installation.
What to have ready
- Are any doors currently propped open during business hours?
- Who should hold the dogging key once the work is finished?
- Do you want outside entry by pull, lever or keyed cylinder?
Panic & Exit Hardware: questions
QuestionsDoes a retrofit into an older building work the same way as new construction?
The device and trim choices are the same, but a retrofit usually has to work with a door and frame that already carry someone else's old hardware preparation. Reading what holes and reinforcement already exist, and choosing a device that can use or cleanly replace them, is a bigger part of a retrofit than of a new opening built with the hardware in mind from the start.
How high should the crossbar or touchpad be mounted?
Exit-device makers publish a mounting range for their own models, and in practice a crossbar or touchpad sits no higher than about 1200 mm above the finished floor. The locksmith sets the hardware inside the maker's range and below that ceiling, allowing for anyone in the space who needs a lower reach, a wheelchair user or a shorter staff member among them.
How is panic hardware different from fire exit hardware?
Panic hardware and fire exit hardware share the same push-to-release action, but fire exit hardware is additionally tested and listed for use on a fire-rated door assembly. That extra listing matters because a fire door has to keep an active latch bolt at all times; it cannot carry a mechanical dogging function the way ordinary panic hardware sometimes can, so the two are not interchangeable on a rated opening.
